Sealcoating Shows That You Care About Your Property

Sealcoating shows that you care about your property and keep it well maintained. You may not think of it, but your parking lot is typically the first impression a visiting customer or client has of your business. When you need work on your commercial driveway or parking lot pavement, Advanced Striping and Sealcoating is your go-to contractor in the Fargo-Moorhead region!

How Often Should I Sealcoat My Pavement?

Asphalt should be sealcoated every one to two years after it’s first paved and then every two to three years after. Your sealing schedule will depend on the amount of traffic and the condition of the asphalt. You should also have a professional check your pavement for cracks annually.

Concrete driveways should be sealed every four or five years, which will keep water from seeping into cracks in the pavement and creating larger cracks or potholes.

Asphalt Sealcoating Cost

The Asphalt Institute estimates the cost of an unmaintained surface asphalt parking lot over a 15 year period is $39.07 per square yard. If sealcoating is performed every three years, the cost is $23.84 per square yard.

Let’s say you have a 1,000 square yard parking lot. Sealcoating would save you $15,230 over that 15 year period of time!

Why Sealcoat?

The number one reason to sealcoat your driveway or parking lot is it saves you money over time. Sealcoating protects asphalt and concrete from a number of elements that damage and deteriorate the material that binds the mix together.

UV radiation also breaks down asphalt and concrete and weakens it so it can no longer hold the rocks and sand together, gradually damaging the top coat. The pavement then begins to look rough and potholes emerge in low areas of the parking lot.

The pavement, oxidizing under the UV radiation, loses its flexibility and becomes brittle. It then begins to crack and break. These cracks allow water and grass to further destroy the asphalt and the base below.

Another major factor in the deterioration of asphalt is the damage caused by man-made elements such as fuel, salt, antifreeze and oil that breaks down the oils and cohesive properties within the asphalt. These elements will dissolve into the asphalt and concrete causing them to soften and weaken. This can be seen in oil spots and gas spills.

There’s More to Striping than Straight Lines

There’s more to parking lot striping than just straight lines and curb appeal. There are legal measurements and requirements for the way parking lots are designed. All parking spaces and drive lanes have a minimum length or width. There are also specific ADA laws that specify how many handicap spaces your lot requires. There are also federal, state and city codes to consider that determine the size and the layout of these parking lot spaces.

Restripe Parking Lot Spaces

Parking lot restriping requires experience and attention to detail. It is not simply just painting over existing lines like one might think.

We maintain the highest standards when restriping our lots. Our goal is to make your parking lot look better and to make the lines last longer. We take the time to ensure our markings are straight and consistently the same length. Advanced Striping and Sealcoating can even apply reflective glass beads to your parking lot lines to help with visibility at night.
